Market Perspective
June was one of the strongest months we’ve seen so far this year on Lake Minnetonka. Fifteen lake homes sold during the month, up from 10 sales in June of 2025, showing continued momentum as buyers leaned into the heart of the summer lake season.
Home values also trended higher year over year. The average sale price increased from $3,090,161 last June to $3,482,899 this year, while the highest sale climbed from $7,000,000 to $8,500,000. This reflects stronger activity in the upper-end luxury market and continued demand for premier lakeshore properties.
Buyers remained active and competitive for the right opportunities, particularly homes with quality shoreline, privacy, strong views, and updated condition. On average, homes sold at 94.83% of asking price, slightly stronger than the same period last year.
Another encouraging sign was the pace of the market. Homes averaged just 65.9 days on market, compared to 106.6 days last June, suggesting well-positioned properties are continuing to attract attention and move efficiently despite increased inventory levels around the lake.
As of today, there are currently 73 active lakefront homes for sale on Lake Minnetonka, with an average list price of $5,725,207 and an average of 162.9 days on market. While buyers have more choices than they did over the past several years, exceptional properties continue to stand out and command strong interest when priced and presented appropriately.
Overall, the market remains active, but with inventory levels continuing to build faster than buyer demand, sellers are seeing the greatest success when properties are priced strategically, marketed thoughtfully, and positioned clearly within the competitive landscape.
